In 2025, the Greek real estate market has grown steadily, yet property prices remain attractive compared to other major European cities. According to data from the Bank of Greece, the average annual increase in housing prices is around 8%, while in certain areas – such as the Athenian Riviera and the northern suburbs – growth exceeds 12%, creating strong prospects for capital appreciation.
“ This momentum won’t last forever,” noted Saias. “ Members of the diaspora who invest now not only secure a high-quality home, but also gain access to a long-term asset of lasting value.”
At the same time, Greece’s non-dom tax regime allows foreign tax residents to transfer their tax residency to Greece, paying a flat annual tax of 100,000 euros, regardless of income earned abroad. This regime has already attracted a considerable number of investors, retirees, and entrepreneurs.

The Athenian Riviera – with areas like Vouliagmeni, Voula, and Ellinikon – remains a top choice, particularly for those seeking a seaside lifestyle, privacy, and access to high-end amenities. Branded residences, next-generation infrastructure, and energy-efficient smart homes increasingly appeal to international Greeks.
However, as Saias pointed out, the northern suburbs, including Kifisia, Politeia, and Ekali, are also gaining attention. These areas offer comfort, privacy, access to international schools, and a green environment – making them ideal for families from the diaspora who are planning to return or acquire a luxury second home.
